What this site is

An independent information website about the FIZZ residential project in Kata, Phuket, published by Tumanov Group. It is not the developer's official website. The project is developed by Rhom Bho Property PCL, listed on the Stock Exchange of Thailand as TITLE.

Not an offer

Figures, dates and descriptions shown here are for reference. They do not constitute a public offer and may be changed by the developer without notice. Current terms are always confirmed in writing before any transaction.

Project stage

Construction has not started. The environmental impact report 256909-18 was filed in September 2026 and is under review in the register of the Office of Natural Resources and Environmental Policy and Planning of Thailand. According to the developer's presentation of 5 October 2026, approval is expected in Q4 2026, construction is planned to start in Q2 2027 and to complete in Q1 2029. Sales are announced for mid-October 2026. The developer may change these dates.

Prices and plans

As of the date this page was last updated, the developer has issued a launch price list for FIZZ with a discount, by apartment sub-type, as well as apartment types, areas, floor plates, the facilities list and the construction schedule. Prices on this site are quoted from that price list; they are ranges, not offers for a specific unit, and may change without notice. Price per square metre and the first-payment figure are this site's calculations. Rental figures are the developer's estimates and are not a guarantee of income.

Ownership

FIZZ is recorded in the EIA register as a residential building under the Building Control Act, not as a condominium under the Condominium Act. This site therefore does not state that FIZZ is freehold or leasehold: the form of ownership offered to foreign buyers is to be confirmed by the developer and is published here the day the developer announces it. References to the 49% foreign quota describe the Condominium Act in general and the sister project KUARTZ, which is registered as a condominium.

"700 m to the sea" is the developer's figure. Other distances on the location page are straight-line calculations by this site from the developer's map point and public landmark coordinates; they are labelled as such and are not road distances.
